What Is Roof Flashing?

Roof flashing is the thin metal or rubber material installed around the perimeter of your skylight where it meets the roofing surface. Its job is to create a watertight seal that prevents rainwater from entering through the gap between the skylight frame and the roof.

Over time, flashing can corrode, crack, lift away, or simply fail — particularly on older homes or after heavy weather events. When flashing fails, water finds its way in, often appearing as a leak at the skylight itself or as staining on the ceiling below.

Types of Flashing We Repair

• Step flashing — interlocking metal pieces used on sloped roofs
• Saddle / counter flashing — the top cap that overlaps step flashing
• Lead flashing — traditional material common on older homes and tiled roofs
• Rubber or EPDM flashing collars — used on tubular and dome skylights
• Aluminium collar flashing — common on modern flat and pitch installations

Signs Your Flashing Needs Attention

• Visible rust, cracks or lifting at the edges of the skylight collar
• Water pooling or ingress only during heavy or driving rain
• Sealant that is cracked, dried out or missing entirely
• Leaks that appear near the skylight but not directly through it
• Previous DIY repairs that are now failing

Flashing Repair vs Replacement

Minor flashing issues — such as a small section that has lifted or a failed sealant joint — can often be re-fixed and resealed at minimal cost. However, badly corroded or extensively damaged flashing is usually better replaced entirely rather than patched, as patches tend to fail again within a few years.
